Pay property taxes

Property taxes are due on May 15 and October 15.

If that date falls on a weekend or holiday, taxes are due on the next business day.

    Online payment methods

    Online payment is only available for real property.

    Mobile home and personal property accounts must use other payment methods.

    We offer secure, one-time online payments for current, prior, and future tax years.

    A payment is considered paid the date you submit it online.

    • Bank posting may take a day or 2 longer.
    • Payments can be viewed online within the next 3 business days.

    You can pay by e-check, credit or debit card, PayPal or Venmo.

    • Current year taxes March through December
    • Prior year taxes (delinquent taxes, contracts, confession of judgments) any time of year
    • Proposed future taxes mid-November through February

    E-check

    A one-time payment directly from your checking or savings account.

    There's no fee.

    There's a $50,000 limit per transaction. If you owe more than that, submit multiple transactions.

    Credit or debit card, PayPal or Venmo

    A one-time payment of taxes.

    There's a fee.

    There's a $25,000 limit per transaction. If you owe more than that, submit multiple transactions. 

    Fees

    Fees charged by the credit card companies must be passed on to the taxpayer. They can't be paid by the county.

    Hennepin county doesn’t receive any of the fee that is charged. We only collect the property tax amount.

    • Visa debit cards will incur a $2.95 flat fee per invoice
    • All other electronic payment methods: 2.29% service fee per invoice

    We may charge you a fee for any returned payment. Your financial institution may also charge you a fee for rejected, refused, or returned payments.

    Other payment methods

    In person

    Pay with cash, check, credit or debit card (Visa, MasterCard, and Discover).

    There is a 2.49% service fee for credit or debit card payments made in person.

    Government center

    Pay on the 6th floor of the administrative tower of the Government Center.

    Service centers

    Pay current year taxes at any Hennepin County service center.

    Drop box

    Pay by check made payable to Hennepin County Treasurer.

    Put your check in the drop box on the 6th floor of the administrative tower at the Hennepin County Government Center.

    Over the phone

    Call our automated phone system, Paymentus, at 1-877-626-0017.

    Mail

    Pay by check made payable to Hennepin County Treasurer.

    Payment must be postmarked on or before the due date, otherwise penalties will apply. Penalty rates.

    Specify if the amount is for current or delinquent taxes due.

    Include the property identification (PID) number for the property you are paying taxes for.

    Please allow extra time for payments made by mail to be reflected online.

    Direct payment

    This is an automatic payment program.

    You may use your checking or savings account.

    Withdrawal of payments occur twice a year, on May 15 and October 15. When the date falls on a weekend or holiday, the payment will be withdrawn from your account on the day before or after the weekend. 

    The direct payment program isn't available for manufactured home or personal properties.

    Enrollment forms must be received by:

    • April 15 for the first half payment
    • September 15 for the second half payment

    You’ll need:

    • The 13-digit property ID number – found on a property notice or our property information search.
    • The routing and account numbers for your savings or checking account.

    When you submit your form, you’re agreeing to the terms and conditions on the form, including:

    • Withdrawal of payments occur twice a year, on May 15 and October 15. When the date falls on a weekend or holiday, the payment will be withdrawn from your account on the day before or after the weekend.
    • Participation remains in effect unless we receive a written request to cancel. 

    Enroll or change information

    To enroll or change your direct payment information:

    1. Complete and print the enrollment form (PDF, 1MB).
    2. Sign the form.
    3. Mail the signed form to the address on it.

    Cancel

    You must cancel enrollment in writing.

    Cancellation must be received by May 1 to be effective for the first half payment or by October 1 to be effective for the second half payment.

    Bill pay

    This process is done through your bank. Check your bank's policies.

    It may take up to 10 days for us to receive the payment. Check your bank's policies for timing.

    Taxes are considered paid on the date we receive payment, not the date you request payment from your bank.

    Any payment received after the due date is considered late and penalty will be added. 

    Escrow

    Property taxes may be included as part of your mortgage payment.

    We send payment information to your mortgage company or lending institution and a copy to you

    Contact your mortgage company or lending institution with questions about escrow.

    Penalties on late payments

    State law requires that penalty is added to any payment of property taxes that is made after the due date (Minnesota statute 279.01).

    If a partial payment is made before the due date, penalty is assessed on the unpaid balance.

    • Penalties continue to accrue on unpaid balances monthly. Property tax penalty table.
    • Late payments are applied to penalty charges first, then to taxes.

    Property Tax Penalty Abatement

    Property owners may request an abatement of penalty for a late property tax payments once every ten years. Requests will only be considered for current year property taxes.

    Qualification Requirements

    • The abatement may apply to either the first half or second half payment, not both.
    • Application due June 30 for first half taxes and November 30 for second half taxes.
    • Application needs to be submitted by the owner. For properties owned by a business, requests must be made by an authorized agent. Letter of authorization form (PDF).
    • Full payment of the property tax due must be made before submitting the application.
    • The parcel must not have any unpaid taxes from previous tax years.
